Tarion Home Warranty Program
The Tarion Home Warranty Program is a consumer protection program in Ontario that covers newly built homes. It ensures that new homes meet construction standards and provides warranty coverage for defects in workmanship, materials, and major structural components over specific time periods.
For homebuyers, it offers peace of mind by holding builders accountable and providing a process for resolving issues if problems arise after closing.
30-40 Day
During the first 40 days after taking possession, homeowners can submit a list of defects or incomplete items identified in the home. This typically includes issues such as cosmetic deficiencies, poor workmanship, or items that were promised but not finished at the time of closing.
1 Year
The first year warranty provides protection against defects in workmanship and materials. It covers issues such as drywall cracks, flooring problems, electrical and plumbing defects, and violations of the Ontario Building Code that affect the home’s livability.
2 Year
The two year warranty focuses on more serious systems and building envelope issues. This includes defects in
electrical, plumbing, and heating systems, as well as problems related to
water penetration through the basement or foundation, and
defects in the exterior cladding (such as brick, siding, or stucco).
7 Year
The seven year warranty protects against major structural defects that affect the structural integrity of the home. This includes failures in load bearing components such as the foundation, beams, columns, and structural framing.
